Employment Opportunities I.
(LIVE-IN OPTIONAL) HOUSEKEEPER JOB and HOUSING AGREEMENT (Live-In optional) Housekeeper/house sitter, at the dwelling located in Lorena, TX 76655.
Housekeeper agrees to the rules and conditions, and job requirements, on a Month to Month basis.
Nothing sexual required, expected, or involved!!!! NO DRUGS.
No smoking.
No kids living here with you.
No overnight guests.
Housekeeper job requirements: Deep clean once a month.
Basic cleaning as needed throughout the rest of the month.
Salary is $200 per month for the housekeeping job.
May work with my businesses part-time or full-time.
Food expense will be shared.
There is zero tolerance for theft, disrespect, substance abuse, dishonesty, and not keeping the home clean.
TRUST is a non-negotiable requirement.
Once you cannot be trusted, you will no longer be allowed to stay.
This housing agreement must be signed outlining all these conditions.
Only HOUSEKEEPER is allowed to live in this dwelling described, without Owners' prior permission written permission, no other persons may live here or may stay overnight more than 2 days or past quiet hours without Owners’ approval.
Use of the following is included: ALL UTILITIES, WIFI, CABLE TV.
If the utilities are considered being abused, there will be a $100 a month fee for the consolidated utilities.
II.
Business Partner/Co-owner A.
After six months of continuous successful employment and residing at the address defined herein, employee will have the opportunity to become a 25% partner in the businesses.
Twenty-five (25) percent of the net annual proceeds and income for all the businesses will be distributed on a quarterly basis.
B.
After one year of continuous successful employment and residing at the address defined herein, employee will have the opportunity to become a half owner in the businesses.
The net annual proceeds and income for all the businesses will be split equally between the owners on a semi-annual basis.
III.
Additional Jobs and Responsibilities a.
Hot Shots Transportation and Pilot Car Service – Commercial transportation and Pilot Car services (oversize load escort) – Pilot Car Operator/Driver.
Must be a valid currant licensed driver over 21.
Utah Pilot Escort Vehicle Operator certification and WITPAC Wind Energy certifications are required and must be completed and obtained within 90 days of employment.
Employer will pay the costs of the courses and certification.
If the employment is terminated or employee resigns/quits prior to 6 months of continuous employment, the costs will be deducted from the final pay.
b.
Triple Cross Ranch and Equine Services – Horse boarding, exercising, and temporary care.
Employee will be trained to perform the required tasks and proper care of horses and safety procedures.
Position: Equine Care Technician, Pay for this job will be $10 per hour.
c.
TTM Photography – Professional Full-service photography and video services.
Includes restoration and editing services.
Position: Photographers Assistant, Pay for this job is a 20% of the invoiced services per job.
d.
Veterans Affordable Credit Repair Services – Full service affordable credit repair and counseling services.
Training will be provided for this job.
Position: Customer Account Specialist, pay is 30% of billed and collected services.
e.
Veterans Certified Home Inspection Service – Home inspection services for real estate sales and lenders and mortgage companies.
Employee will be trained to perform this job.
Position: Home Inspector, pay for this job will be 25% of each inspection completed and billed.
IV.
Additional Offers, Bonuses, and Guarantees Included in this Offer/Agreement a.
Bonuses: i.
Job acceptance and relocation bonus of $100 upon moving in if the Live-in Option is chosen.
ii.
Job retention bonus every 90 days of $100 for the first 12 months of employment.
iii.
After six months of continuous employment and residence at the address herein specified, if employee is still performing task defined as an Equine Care Technician, a horse will be purchased for her personal use and ownership.
iv.
After one year of continuous employment and residence at the address herein specified, employee will receive a retention bonus of $600.
b.
Guarantees: i.
If the employee accepts the employment opportunities and is not satisfied with the living arrangement and job requirements and wishes to terminate the agreement and living arrangement after 12 months of continuous employment and residence at the address herein specified, she will be paid a $1000 termination bonus and relocated at the employer expense to a location of her choosing within 100 miles of the address herein.
V.
Non- Business related offers Included in this Offer/Agreement a.
If individual agrees to be my Country Dance partner on Friday and Saturday nights, to continue until either party decides to terminate the agreement, she will be paid $50 per weekend, and one new outfit per month from Cavanders.
b.
If the individual is still residing at the address herein defined in December of 2024, she will be offered the opportunity to accompany me to the National Finals Rodeo in Las Vegas at my expense.
c.
If the person agrees to be my Rodeo Partner, she will accompany me to all rodeo performances I attend at my expense.
If the you are still employed and residing at the address herein specified, once we acquire the horses next year, she will be offered the opportunity to join and participate in local riding club events and playdays and rodeos.
