Property Manager (VBA)

We operate a diversified family of companies focusing on Investment, Development, Construction and Management within the Multifamily Industry.
We are looking for a Property Manager for a new construction multifamily location in Lubbock! *Property Manager duties include, but are not limited to:* * Communicate the goals of the property to the on-site staff in a clear manner.
* Must be able to interact professionally and respectfully with owners, corporate staff, vendors, subcontractors, and onsite staff.
* Establish and implement rental rate increases and enforce collection procedures.
* Review monthly operating statements and compliance with annual budget and implement plans of action to optimize site profitability.
* Prepare the annual operating budget and business plan for review with the property supervisor.
* Perform physical inspections of the property and relay all maintenance concerns to the lead maintenance.
* Ensure property compliance with all applicable state and local laws/regulations.
* Develop and maintain quality hiring and evaluation procedures consistent with company requirements.
* Monitor all federal, state, county, and city agencies for any changes in ordinances affecting the property or neighborhood.
* Ensure all associates strictly adhere to Fair Housing Laws and Occupancy Guidelines.
* Prepare Market Survey Reports and ensure accuracy.
