Bedroom and living room can be furnished or unfurnished if you want to use your own furniture.
I have a new leather sectional and rug in living room.
It can remain out there as long as it's respected and not crapped out.
Otherwise I will store in the garage.
Guest bedroom does not have a box spring or mattress, but does have a queen bed frame.
You would need to have your own mattress and boxspring as that would not be provided.
If you have your own bed, my frame will be stored in the garage.

I work from home and have an office setup in dining nook next to kitchen.
I would use headphones at work to keep it a private space.
Nice covered patio and backyard to relax with seating.
Location, next to train track and so you will hear the train coming by, typically daily.
May sound their horn as the home location is near the intersection of Hewitt Dr & Spring Valley Rd.
