Want to buy 4BR house reasonably priced (Waco)

Starting over at 56 after a terrible experience just as my adult daughter is also leaving a relationship and looking to buy a 4 BR house or mobile home for a reasonable price in the Waco area hopefully within about a 35 mile radius.
I have 3 teenage grandsons and so must have minimum of 4BR and hopefully at least 2 Bathrooms, doesn't have to be pretty or fancy just needs to be habitable without a lot of maintenance issues.
Am selling my parents house and will have a decent down payment, either city or county is fine, would love a fenced yard for the dogs if possible, yard doesn't have to be big.
Haven't found much on the market, most are very expensive or in terrible condition.
